Job Responsibilities

• Prepare well business plan & long-term development strategy to get the market
• Develop the effective Real Estate commercial modal and proposal to the Management
• Develop the Land plan and development strategy and network with the winning factors for the company developments
• Develop the commercial feasibility study as per the requirement of IBD
• Responsible to deal with the respective government entities (MIC, MOC, MOF)
• Leading AND Managing efficiently in business development, commercial and operations, technical, feasibility and investigative and project management sections till to get
• Compiling the strategy and master plan for competitive advantages over competitors by successfully managing and leading commercial, operations, technical, special projects for development agencies, project implementation control sectors
• Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals
• Leasing & Property management for Serviced apartment, Office Units, Hotels, Luxury Condominium
• Creates lucrative sales targets and networks business relations to corporate client
• Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
• Contracts with tenants by negotiating leases; collecting security deposit.
• Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.
• Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
• Maintains building systems by contracting for maintenance services; supervising repairs.
• Prepares reports by collecting, analyzing, and summarizing data and trends.

Job Requirements

• Bachelor’ degree holder with Diploma in Sales & Marketing Management is more preferred.
• 7 years or above experience relating to leasing & property field
• Age above 30
• Have good communication and negotiation skills to deal with clients independently
• Good command in both written & spoken English and Burmese
• Ability to effectively present information and respond to questions from managers, colleagues, business associates and the general public.
• Complete understanding of investment analysis such as discounted cash flow, net present value, internal rate of return analysis and other methods of presentation and analysis used in the real estate industry
• Ability to supervise cash flow analysis
• Familiarity with property due diligence, acquisition, and feasibility process
• Strong understanding of real estate valuations, which would inform site selection process
• Innovative and out of box thinker; strong communication capability, Language skill in English, high energy, passionate and inclination to work with diversified teams/people.
• Demonstrate experience in financial planning and strategy, managing profitability, strategic planning, quality management, promoting process improvement, forecasting, corporate finance and developing budgets.
