Overall Responsibility (Job Summary):
The Construction Manager proactively plans and manages a construction project and oversees the progress along the way in a timely and cost-effective manner. They are responsible for budgeting, organization, implementation and scheduling of the projects.

The Construction Manager is the primary point of contact and responsibility for daily operations and activity on a construction site. They oversee and direct construction projects from conception to completion.

Key Areas of Responsibility;
1. Procurement
The Construction Manager (CM) assists with the negotiation with potential Contractors in terms of construction, planning and time. Provide input into draft contracts to ensure constructability, sequence of works and time have been appropriately allowed for. Also assists to ensure that sufficient responsibility and clarity for EHS, QA/QC and suitability of materials (within Drawings and Specifications) have been procured prior to entering into the Contract.

2. Design Management & Approvals
Proactive review of drawings, specifications and monitoring of the construction of works so that the design of the project is being implemented as intended. The CM is the point of contact for Designers for site walks.

3. Progress & Other Meetings
Arranges, attends and chairs weekly Contractor Kick-off, Quality and Safety meetings involving Contractors and relevant staff from the PM team.

4. Reporting
Prepares and issues internal and external reports regarding the progress of works including manpower, equipment, safety, quality, Daily Reports, Weekly Reports and progress of critical trades.

5. Managing Contractors & Contract Administration
Coordinates, manages and directs Contractors, Suppliers and workers on a daily and weekly basis. Ensures that appropriate records are created, maintained and issued to enable contracts to be administered following the agreements in place.

6. Quality Focus
Ensures quality and appropriate construction standards and techniques are applied on a daily basis while the works are being planned and constructed to deliver a quality project that conforms to the drawings, specifications and Yoma Land standards.

Links the Project Manager and Project Director with QA/QC staff on site to elevate issues that cannot be addressed at a site level.



7. Customer Focus
Acts as the link to the Customer during site walks during the construction phase and assist in understanding and remedying defects during the DLP and guarantee phases.

8. Learning Focus
Proactively implements a culture of learning within the site management team Contractors and workers.

9. Team Focus
Proactively and consistently builds relationships, a sense of team and teamwork within the site management team Contractors and workers.

10. Innovation Focus
Creates and implements innovative solutions to problems and improves existing working methods on a construction project.

11. Accountability Focus
Applies the company focus on accountability at a site level by acknowledging reality, owning problems, finding solutions and making them happen. Ensures that all members of the construction management team and Contractors understand that accountability is a core value of the company and is being lived, not just spoken about.

12. Health, Safety and Environment
Manages the site in terms of HSE including oversight of internal HSE personnel and Contractors' HSE representatives to ensure compliance with building and safety regulations. Links the Project Manager and Project Director with HSE staff on site. Proactively encourages HSE and intervenes when necessary to ensure the project and workers are safe.

13. Authorities
Assists the Project Manager in obtaining approvals, permits and licences and acts as point of contact with the site team and Contractors for Authority inspections and approvals.

14. The Yoma Way / International Best Practice
Applies international best practice to construction works.

15. Time, Progress, Planning
Being accountable for the completion of the physical construction works on time. Reviews the progress of works on and off site on a daily basis. Prepares, updates and shares programmes / schedules including Weekly Schedule, 3 week lookahead and monthly updates. Plans works ahead (both on and off-site) to prevent problems and resolve any emerging ones. Direction and monitoring of daily manpower / resources and ensuring Contractors are planning ahead so that sufficient manpower and resources are on site when needed.

16. HR & Recruitment
Assists the Project Manager to create specific goals for site based staff and with performance reviews based on job descriptions.

17. Cost Control
Assists the Project Manager in controlling the costs of construction works and staff with a particular focus on foreseeing and minimising Variations and remedial works.

Job Requirements

Qualifications Requirements (Skills and Experience):
- Proven working experience in construction management.
- Advanced, practical knowledge of construction processes and management of Contractors.
- Knowledge of building products, construction details and relevant rules, regulations and quality standards.
- Understanding of all facets of the construction process.
- Ability to plan in the short term and see the bigger picture in the mid and long terms.
- Competent in conflict and crisis management with Sub-Contractors and site staff.
- Leadership and people management skills.
- Excellent time and project management skills.
- Good working knowledge of MS Excel and MS Word.
- Good knowledge of construction planning processes and software including MS Project and / or Primavera P6.
- BS degree in construction management, architecture, engineering or related field.
