Overall Responsibility (Job Summary):
The Senior Project Manager is able to manage multiple construction projects concurrently with limited involvement from a Project Director. They are the single point of contact and responsibility for the Employer.
The Senior Project Manager plans and supervises multiple construction projects from start to finish. They organize and oversee construction procedures and ensures they are completed in accordance with Drawings and Specifications, are built safely, are of good quality, on time and with an approved budget.
The Senior Project Manager understands a wide range of construction methodologies and procedures and is able to coordinate teams of professionals of different disciplines (including the Employer, Staff, Contractors, Suppliers and Consultants) to achieve the best results. An analytical mind and great organizational skills is needed.
The Senior Project Manager is capable of managing the full extent of their construction projects including the design processes, Client approvals, contract administration, cost management and construction works on multiple sites concurrently.


Key Areas of Responsibility;
1. Procurement
Plans the procurement strategy, procurement schedule and actual implementation of the procurement of all works and services. This includes negotiating contracts so that all deliverables required by the Employer's brief are provided on or ahead of time, to the required level of quality and under an approved budget.

2. Design Management & Approvals
Manages and co-ordinates Design Consultants and Contractors with design responsibility so that the design (Drawings and Specifications) can be procured, start and finish on time.

Implements and manages review and approval procedures for samples, mock-ups, benchmarks, Shop Drawings and other submissions.

3. Progress & Other Meetings
Plans, attends and chairs weekly and monthly progress meetings involving Contractors. Also plans, attends and chairs weekly and monthly progress meetings involving relevant staff from the PM, Consultants' and the Employer's teams. Also ensures that accurate minutes are recorded and kept in an accessible location.

Organises and attends progress meetings, joint site walks and the like.

4. Reporting
Prepares and presents Monthly Reports for all projects to accurately record and communicate key issues on the status of a project including progress / schedule, cost / budget and quality.


5. Managing Contractors & Contract Administration
Proactively and professionally manages and monitors Contractor's work for compliance with budget, schedule, quality, safety and overall conformance with the various agreed Contracts.

6. Quality Focus
Is accountable for the quality of the physical works, finishes and operation of the construction project in line with the drawings, specifications and Yoma Land standards.

Understands the requirements of specifications and drawings and ensures that they are delivered by the workers and Contractors engaged to do so.

7. Customer Focus
Ensures that the Customer's needs as the ultimate owner of the project are understood, respected and delivered.

8. Learning Focus
Proactively implements a culture of learning within the project management team and Contractors.

9. Team Focus
Leads teams, encourages teamwork within an environment that lives by and delivers the 7 focus points.

10. Innovation Focus
Ensures that members of project teams, Contractors and Consultants understand that a focus on innovation is a core value of the company and is being applied to projects in a tangible way.

The Senior PM is to also innovate in their own role and share successes with peers and other teams.

11. Accountability Focus
Applies the company focus on accountability at a project level by acknowledging reality, owning problems, finding solutions and making them happen.

Ensures that all members of project teams, Contractors and Consultants understand that accountability is a core value of the company and is being lived, not just spoken about.

12. Health, Safety and Environment
Ensures that all Contractors and members of the PM team understands and implements all EHS standards, obligations and reporting requirements.

Proactively encourages HSE and intervenes when necessary to ensure the project and workers are safe.

13. Authorities
Manages the Project's Authority requirements, obtains permits, approvals and licenses and ensures all are secured with sufficient time to allow the project to commence and complete on time.

14. The Yoma Way / International Best Practice
Applies international best practice Project Management procedures and ensures they are implemented on all projects.

15. Time, Progress, Planning
Is responsible and accountable for the project finishing on time.

Prepares the baseline project Programme and 3 month look-ahead programmes.

Ensures that the Construction Manager's and Contractors subsquent programmes are submitted, reviewed and approved following the same logic, sequencing and timing.

Plan all construction operations and schedule intermediate phases and / or milestones to ensure deadlines will be achieved.

Evaluate progress, prepare detailed reports and is the single point of contact and responsibility for the Employer in terms of time, progress and completion.

16. HR & Recruitment
Sets goals for each staff member and assists / supports / mentors key members of staff to achieve those goals.

Conducts performance reviews based on specific goals and job descriptions for project team members. This may involve linking with the Project Controls Department for QS, HSE and QA/QC staff seconded to a project.

17. Cost Control
Is responsible and accountable for the project finishing on or below the approved budget. Is the single point of contact and responsibility for the Customer for cost control.

Manages budgets, committed costs, forecast costs, variations and final costs on a weekly basis with monthly reporting following Yoma Land's processes, documents and reports.

Job Requirements

- Proven Project Management experience in the Construction industry.
- A team player with leadership ability.
- In-depth understanding of construction procedures and Project Management principles.
- Familiarity with Environmental, Quality and Health and Safety standards.
- Good working knowledge of MS Excel and MS Word.
- Good knowledge of construction planning processes and software including MS Project and / or Primavera P6.
- Familiarity with construction / project management software would be of benefit.
- Outstanding communication and negotiation skills.
- Excellent organisational and time-management skills.
- BSc/BA in Engineering, Architecture or other relevant field.
- Project Management certification would be an advantage.
- Has the ability to manage 2 or more construction projects at the same time.
