Summary of Positions
- The Director of Office Management provides management, direction, and leadership to ensure the building / property is maintained and operated in accordance with Company objectives.
- Responsibilities include working closely with third party service provider company, the association, Joint Venture and/or the developer to manage and operate the office tower.
- Strong management skills, customer service skills, and supervisory skills are required
Main Accoutability
- Lead, coach, mentor and manage individuals and team to ensure top performance of all team members in achieving desired results while finding efficient and effective solutions that create overall organizational value.
- Analyze advantages and disadvantages of alternative solutions to problems and makes recommendations
- Provide leadership and direction to effectively manage relationships with other business groups and achievement of company and property goals and objectives.
- Develop and maintain an effective ongoing office tower plan, implement initiatives, and maintain an operating environment to achieve a satisfactory level of office tower service
- To maintain the entire facilities, including physical building structure, all mechanical, electrical, HVAC systems and related equipment in accordance with the energy conservation and preventative maintenance programs.
- Ensure the upkeep of the landscaping and guest areas to maintain an attractive property.
- Lead and motivate teams, working closely with all other departments to ensure optimal productivity, efficiency, profitability and guest experience.
- Supervise preparations of complete and accurate annual budget(s), meeting all deadlines and demonstrating thorough analysis and consideration for the goals of the asset as well as market conditions.
- Manage tenant’s relationships to ensure tenants retention and a high level of service including timely and complete resolution of tenants’ concerns, coordinating special services and requests and conducting formal and informal inspections.
- Respond to phone calls and correspondence in a timely, professional manner.
- Observe all safety standards and participates in the Company’s efforts to provide safe work environment.
- Review the financial records of the different associations on a monthly basis
- Responsible for reviewing and approving invoices
- Review and approve requests
- Supervise contracting of vendors to the association
- Make regular site visits and assess the condition of the properties and take necessary actions to maintain the properties appearance and condition

- Carries out reasonable requests of Management.
Job Requirements
Requirements
- Diploma or Bachelor's degree (Mechanical / Electrical)
- Minimum five (5) years of experience as an on-site manager managing the property or building operations, such as staff and service contracts, property / building retention, and property / building improvements preferred
- Strong managerial background required
- Strong working knowledge of customer service principles and practices.
- Ability to read, analyze, and interpret technical procedures, leases, regulations, or documents with a similar degree of complexity
- Strong interpersonal skills
- Computer literacy, including word-processing, spreadsheet analysis, project scheduling, and data management
- Ability to communicate effectively and concisely, both verbally and in writing
