Lead, inspire, and mentor a team of dedicated sales professionals. Set clear objectives and performance metrics, providing regular feedback and coaching. Develop and implement effective sales strategies to achieve sales targets and objectives. Identify market trends, customer preferences, and competitor activities to adapt sales strategies accordingly. Explore and implement new avenues for business growth. Build and maintain strong relationships with prospective and existing customers. Proactively address customer inquiries and concerns in a responsive and professional manner. Ensure a positive customer experience throughout the sales and handover process. Oversee the entire residential sales process, from lead generation to closing deals. Skillfully manage property viewings, price negotiations, and contractual matters. Collaborate with legal and finance teams to facilitate property transactions. Ensure a well-coordinated handover of properties to buyers, keeping customer satisfaction at the forefront. Collaborate closely with project managers, construction teams, and relevant stakeholders to ensure that all handover requirements are met. Implement and oversee quality assurance processes to verify that the project's construction, systems, and components meet predefined quality benchmarks. Provide support to customers during the move-in and transition phase. Prepare and present regular sales reports, sharing insights and recommendations derived from sales data. Monitor industry trends and customer feedback to stay ahead of market shifts. Adapt strategies based on data analysis for improved performance.
Support Tenancy Relationship Deputy Manager with arrears management. Managing tenancy-related issues, compiling occupancy and rental reports, and other related lease management functions. Ensuring all activities within the retail mall/ commercial spaces are in line with government and company guidelines. Identifying and ensuring that guidelines are communicated to all tenants and implemented accordingly. Listen to clients and collaborate to create a strategy that works with their needs and schedules to get their bills repaid quickly and effectively. Liaison between tenants and management. Distribution of information to the tenants on all operational matters. Providing consultation to tenants on their business or operations needs.
Collaborate with property management teams to understand and address the unique IT requirements of the shopping mall, residential properties, and service offices. Manage and maintain IT infrastructure, including servers, networks, and systems, to meet the specific needs of each business unit. Provide technical support to end-users in the shopping mall, residential properties, and service offices, addressing IT-related issues promptly. Oversee the implementation and upgrade of software applications across different business units, ensuring alignment with their specific requirements. Ensure the security and integrity of IT systems, including data backups and disaster recovery planning for shopping mall, residential, and service office operations. Collaborate with vendors to procure hardware and software tailored to the diverse needs of each business unit. Monitor and manage IT budgets for the shopping mall, residential, and service office segments. Stay abreast of industry trends and advancements, recommending technology improvements that cater to the unique demands of each business unit. Train and mentor IT staff to enhance their skills in supporting the distinct IT needs of the shopping mall, residential, and service office operations. Contribute to the development and enforcement of IT policies and procedures specific to each business unit.
Main Responsibilities '• Generating new leads by identifying prospects and evaluating their position in the industry; researching and developing client data base • Developing strategies to establish contact and developing relationships with prospects; cold calls and visits • Maintains relationships with prospects by providing support, information, and guidance; researching and recommending upon their requirements; creating the best package to ensure secure the deal • Recommend appropriate preference and lead prospects to selections • Coordinating with many different departments at all times to ensure all structured deals and terms can be satisfied as well establishing and enforcing organization standards. • Manage entire leasing process from cold calls/introduction to contract signing stage • Analyzed current market trend, condition, competitor information and creating customized report for Leasing Manager • Identify, develop and maintain real estate industry contacts by attending different types of social networking events and press conferences in order to build professional network • Contributes to team effort by accomplishing related results as needed
o Graduated University of Civil Engineering with, a BA degree, and a good background in Civil Construction (High rise building) o At least 7 years of experience in a related position. o Has a background in construction management, and has experience in high-rise building construction. o Has thorough knowledge of all rules and regulations regarding private property and/or public works. o Be good at meeting deadlines. o Be independent of the proper functioning of a given site. o Knowledge of construction techniques, technologies, and materials. o Good at computer skills and software: Auto CAD, Project, MS Office, o Good written communication skills for reporting. o Work organization and planning skills. o Fluent in English: 4 skills of listening, speaking, reading and writing
