Daily Generator / Transformer checking and operation Conduct daily checking and maintenance of motors, electrical equipment and machinery of Setter and Hatcher (Contactor, Breaker, Relay, Solid Relay, Main control card) Taking and checking record the temperature, humidity and turning of Setter and Hatcher in every hours Preventive maintenance and monitor machinery condition to ensure uninterrupted production Provide on time solution and maintenance when setter and hatcher have problem without time delay Conduct maintenance of fan motor, fan belt, humidity motor, turning motor, sensor, damper motor, chiller system of Setter and Hatcher to be always in good condition Maintenance of Air-conditioner, lighting, Plumbing of Hatchery and Employee Hostel Maintenance of all other motors and machines which operated and installed in Hatchery. Check and repair of compressor, pressure pump and CCTV Provide on time requisition with accurate product specification to ensure availability of spare parts Provide periodical safety counselling and awareness training to Junior Engineer of hatchery Other Ad-hoc duties assigned by Hatchery Manager

Rental & Tenant: Work with accounts & issue monthly rental invoices for tenants monthly. Prepare and involve in contract preparation and renegotiation. Maintain issue stock list for each tenant of each floor. Maintain good relationship with existing tenant & update directory when new tenant arrive. Ensure tenant problems / complains are solved within shortest period of time (with tracking) Daily Marketing calls to potential clients and facebook advertisements Produce weekly Marketing report for latest rental price and trends. Visit potential clients for marketing Check & issue monthly meter bills for tenants. Administrative: Set targets and prepare performance appraisals for employees. Update JDs of all staffs in EBC Orientation of new employee and exit interview for leavers. Update Employee Handout/ Org Chart whenever there are changes Maintain website / facebook page for Eastern Group of Companies Ensure keys to all doors are kept property Support office team with food and beverage refill/ stationary / cleaning materials/corporate gift inventory and issue Sit in interviews and involve in recruiting Housekeeping/ Security / relevant employees. Ensure record and monitor driver & generator fuel usage is at optimum level Handle driver daily route trip allocation Ensure office telephone bills are well maintained. Ensure purchase request are processed within 3 days Car Licenses’(EBC and livestock) including insurance / lift license renewal yearly Apply Import license for livestock Apply Export License for Mining and arrange for logistic. Manage office car’s maintenance from time to time Manage Office door access cards for tenants and finger prints access Monthly computer scanning for viruses and reporting. Maintain staffs’ uniforms stock list and place order when stock is low. Maintain day and night parking list and place stickers on the relevant cars. Maintenance & General Cleanliness: Ensure general worker/ cleaner perform cleaning duty Daily meetings with respective employees. Round inspection to ensure things are in proper for building, including lighting, glass cleaning Manage & Plan for Housekeeping’s schedule Ensure engineering team perform daily maintenance work for building & tenant Plan and execute fire drill exercise for tenants and fire alarm checking. Manage & Plan for Security’s schedule and print out weekly report to Directors. Training of security how to change generator, check fire alarm, lift emergency and proper car parking. Others: Round inspection to ensure Business Center is always at top condition. Any other ad hoc duties given by directors.
