Prepare detailed cost estimates, budgets, and bills of quantities for MEP systems based on drawings and specifications. Conduct quantity take-offs and measurements for mechanical, electrical, and plumbing works to support procurement and tender processes. Monitor and control MEP costs throughout the project lifecycle, identifying variances and proposing cost-saving measures. Collaborate with project managers, engineers, and contractors to ensure accurate pricing and compliance with contract terms. Prepare financial reports, cost forecasts, and variation assessments related to MEP works for management review.
Review MEP design drawings (HVAC, electrical, plumbing, fire protection) and check shop drawings, as-built drawings, and material submittals. Ensure work is carried out according to approved drawings and method statements. Monitor contractors’ performance and productivity. Prepare and track MEP work schedules and identify delays and propose recovery plans. Monitor daily/weekly progress against the project timeline. Ensure all MEP works comply with site safety regulations. Ensure work follows approved drawings and method statements and control contractors and daily site activities. Supervise testing of systems (electrical, HVAC, plumbing) and support final project completion and client handover. Provide MEP technical support and training and ccoordinate with contractors and ensure smooth workflow.
Monitor and ensure workers wear proper PPE such as helmets, gloves, safety shoes, and safety vests. Identify unsafe acts and unsafe working conditions at the workplace. Prepare Risk Assessment Reports and Method Statements and recommend control measures to reduce risks. Conduct Safety Induction training for new workers and lead toolbox meetings. Provide training on emergency procedures and correct use of PPE. Ensure compliance with local labor laws and safety regulations . Maintain safety records, documents, and reports. Investigate accidents and near-miss incidents and recommend corrective and preventive actions. Coordinate with Project Managers, Engineers, contractors, and government inspectors regarding safety matters. Prepare emergency response plans and conduct fire drills.
Proactively identify prospective corporate tenants, conduct high-impact site tours, and lead negotiations to close new lease deals. Act as the primary face of the building, managing "Gold Standard" relationships and handling all tenant inquiries with excellence. Coordinate the entire process from lease offers and contracts to smooth move-in/out protocols. Prepare periodic reports and documentation to track leasing success and tenant satisfaction. Collaborate with internal teams like M&E, Legal, and Finance to ensure world-class operations.
