Job Description : The Operation Executive is responsible for managing and coordinating the company's logistics operations, fleet maintenance, and driver team to ensure efficient, safe, and cost-effective transportation services. The role also provides administrative support, including maintaining operational records, coordinating general office administration activities, and supporting management in day-to-day office operational matters. Key Responsibilities Logistics Arrangement: Plan daily transport schedules, allocate drivers, and coordinate with internal departments. Handle urgent requests, resolve logistics issues, and maintain operational records. Monitor transport expenses and source cost-effective vehicle rentals. Fleet Repair & Maintenance Management: Oversee vehicle safety, reliability, and preventive maintenance schedules. Track maintenance history, costs, fuel use, and fleet utilization. Conduct inspections, investigate breakdowns, and manage accident/damage claims. Driver Team Management: Supervise drivers, manage duty rosters, overtime, leave, and attendance. Ensure compliance with traffic laws and safety policies. Train drivers on safe driving, customer service, teamwork, and handle incident investigations. General Office Administration: Handle day-to-day office operations, equipment maintenance, and event support. Assist management and other departments with general administrative tasks.
Job Descriptions: Build and maintain positive relationship with residents. Promptly handle and resolve all inquiries and requests ensuring a high level of customer. Understand and effectively communicate house rules, residential information, and contents of posted notices to accurately answer residents’ inquiries. Conduct regular floor checks to ensure cleanliness and proper functioning of facilities, including security systems, air-conditioners, lighting, CCTV, lifts and alarms. Report and coordinate repairs immediately. Address and resolve complaints promptly. Follow up on related matters and keeps resident’s informed of the progress. Assist Finance with receiving payments and issuing receipts during out of office hours. Record and update all necessary information, complaints, feedback and residents’ history in the CRM system daily. Familiarize yourself with all emergency handling procedures and be ready to manage emergencies promptly and effectively. Assist residents with filling out car park and assess card application forms. Forward applications to the Property Officer and distribute cards upon approval. Maintain a professional appearance, grooming, hygiene. Collect and act on resident feedback to improve services and address concerns proactively.
Experience in maintenance, installation and repaired work of air conditioning and mechanical ventilation system. Experience in maintenance, installation and repaired work of plumbing and sanitary system. Good knowledge in operation and maintenance of water treatment system and waste water treatment system. Experience in operation, maintenance and repaired work for generators system. Experience in operation of building power distribution system like transformers, battery banks etc high voltage system. Experience in maintenance, repaired, installation of ELV system like CCTV, MATV, access control system, carparking management system and PA system etc. Good knowledge in operation and maintenance of building firefighting system and fire alarm system. Experience in maintenance, installation and repaired work of pumps system including submersible pumps.
Preform cooling/heating load calculations. Design air distribution systems (Duct sizing, grilles, diffusers). Select appropriate equipment (AHUs, FCUs, VRF systems, Multi system, DX system, fresh air & exhaust fans). Calculate fresh air requirements, ventilation system requirements based on MNBC code, HPBC guideline and Ashra standards. Prepare detailed ACMV layout drawings (ductwork, piping, equipment Schedules) using AutoCAD. Develop schematic diagrams, control schematics, and single-line diagrams. Prepare technical specifications, tender documents design report and also the presentation file. Coordinate ACMV penetrations, space requirements and support systems with structural architectural and other MEP services (clash detection via Navisworks). Ensure ceiling void coordination to avoid spatial conflict. Ensure designs meet with the MNBC 2025 code, HPBC guideline, MFSD code, ASHRAE and SMACNA standards. Provide technical support during tendering and procurement (equipment submittal review). Attend site visits and Coordination meetings during design and construction phases.
