Job Summary The Luxury Property / Residence Manager is responsible for the overall management, operations, and positioning of a high-end residential or serviced residence property. Manage and control construction materials, tools, and equipment in the warehouse/store. Receive, issue, and return materials according to company procedures. Maintain accurate stock records including bin cards, stock cards, and inventory registers. Prepare and submit daily, weekly, and monthly inventory reports. Conduct regular physical stock counts and reconcile with system records. Monitor material shortages, damages, and losses, and report them promptly. The Document Controller is responsible for managing, controlling, and maintaining all project-related documents for construction and engineering projects to ensure accuracy, traceability, and compliance with company procedures. Key Responsibilities Receive, register, and maintain engineering drawings, specifications, method statements, BOQs, and technical documents. Control and manage drawing revisions, document numbering, and version control. Distribute documents to engineers, consultants, clients, and relevant departments in a timely manner. Maintain records of approved, reviewed, and issued documents (AFC, IFC, As-built drawings). Coordinate document flow between Site and Head Office. Maintain both hard copy and soft copy filing systems in an organized and retrievable manner. Prepare and maintain document registers, transmittals, and tracking logs. Technical & Design Support Prepare and review shop drawings, material submittals, and method statements. Provide technical guidance and supervision to site engineers and technicians. Ensure design changes are properly coordinated and approved. 4. Quality Control, Testing & Commissioning Ensure all M&E works comply with quality standards and project requirements. Supervise testing, commissioning, and handover activities. Identify defects and ensure corrective actions are completed on time. 5. The Assistant Procurement Manager is responsible for supporting the Procurement Manager to ensure timely and cost-effective purchasing of construction materials, equipment, and services for project sites, while maintaining quality and compliance with company standards. Key Duties & Responsibilities 
Support in preparing and executing procurement plans in alignment with project requirements Receive and verify Purchase Requisition (PR) from project sites or departments Source, collect, and evaluate quotations from suppliers/vendors Conduct price comparison and vendor evaluation for selection Assist in price negotiation and finalizing procurement terms Prepare and issue Purchase Orders (PO) and follow up for approvals
Monitor and follow up delivery schedule to ensure timely arrival of materials Coordinate with Inventory/Store Team to manage stock levels efficiently Maintain and update Approved Vendor List and Supplier Performance Records Ensure procurement activities adhere to company policies, compliance, and quality standards Conduct regular market surveys and price updates for major materials Prepare monthly procurement reports including cost-saving analysis Collaborate with relevant departments (Engineering / Site / Finance / Store) Maintain proper documentation for internal/external audit requirements

Oversee the maintenance tasks, work orders and special projects ensuring timely and accurate completion. Respond to guest's maintenance needs promptly and ensure guests receive professional, efficient prompt and courteous service to hotel standards. Maintain the physical appearance and operational efficiency of the hotel including physical. Mechanical, electrical, plumbing etc. Installation & maintenance of all equipment related to HVAC, DG Sets, Water treatment, Fire Safety etc. Ensure proper records are kept relating to all plant and equipment for the hotel including repair and service records. Prepare reports as required by MD. Ensure that stores have adequate stocks of materials, equipment and tools and are kept in a clean and safe environment. Take responsibility for the cleanliness and safety aspects of all plant and mechanical equipment rooms. Attend all Facility Management/Property meetings as required, passing on necessary information to the maintenance team in regular junior staff meetings. Ensure the proper use and periodic maintenance of all equipment. Perform daily and weekly property document inspections. Ensure property, grounds, physical plant and work areas are maintained to standard and that all safety equipment and conditions are to code. Establish and maintain department equipment and supply inventory levels appropriate to property requirements Provide training to staff on supplies, inventory, maintenance and ordering procedures. Train engineering department staff on correct maintenance procedures and assists in repairs as needed.
