A. Project Planning & Execution Assist in preparing project schedules and work programs. Ensure construction activities are carried out according to approved drawings and BOQ. Monitor site progress and ensure work is completed as per timeline. Coordinate with contractors, subcontractors, and suppliers. Support project cost control and material management. B. Site Supervision Supervise daily site activities and workforce. Ensure work quality meets project specifications and standards. Inspect materials delivered to site. Enforce safety regulations and site procedures. Identify and resolve site technical issues. C. Technical & Documentation Control Review shop drawings and method statements. Verify measurements and quantities for billing purposes. Prepare and review variation orders. Maintain site documentation and records. Assist in preparing progress reports (daily, weekly, monthly). D. Coordination & Communication Attend site meetings with clients and consultants. Coordinate with internal departments (QS, Architect, M&E Team). Provide technical guidance to site staff and subcontractors. Report project status to the Project Manager.
Job Summary The Luxury Property / Residence Manager is responsible for the overall management, operations, and positioning of a high-end residential or serviced residence property. This role ensures an exceptional luxury living experience , maintains premium service standards, protects asset value, and delivers personalized services to residents and owners in line with international hospitality standards. Key Responsibilities 1. Luxury Property Operations Oversee daily operations of the luxury residence or property Ensure all facilities, common areas, and residences are maintained to luxury and brand standards Implement preventive maintenance programs to preserve asset quality Manage high-end facilities such as lobby, lounge, swimming pool, gym, spa, landscaping, and parking 2. Resident Experience & VIP Services Deliver a personalized, discreet, and professional experience to residents and VIP guests Handle resident requests, feedback, and complaints with efficiency and confidentiality Coordinate concierge, front desk, housekeeping, and engineering teams to ensure 5-star service delivery Maintain strong resident relationships and high satisfaction levels 3. Financial Management & Asset Protection Prepare and control operating budgets and service charge expenditures Monitor rent, service fees, utilities, and operating costs Ensure cost efficiency while maintaining luxury service quality Prepare professional management reports for owners and investors 4. Safety, Security & Compliance Oversee property security, access control, and emergency response procedures Ensure full compliance with local laws, fire safety, health, and safety regulations Liaise with authorities, consultants, and external stakeholders professionally 5. Brand Image & Reputation Management Protect and enhance the property’s luxury brand image Organize resident engagement events aligned with high-end living concepts Manage complaints and sensitive matters discreetly to safeguard reputation
Manage and control construction materials, tools, and equipment in the warehouse/store. Receive, issue, and return materials according to company procedures. Maintain accurate stock records including bin cards, stock cards, and inventory registers. Prepare and submit daily, weekly, and monthly inventory reports. Conduct regular physical stock counts and reconcile with system records. Monitor material shortages, damages, and losses, and report them promptly. Coordinate material distribution to construction sites in a timely and efficient manner. Work closely with Procurement, Site Engineers, and Accounts departments. Ensure warehouse cleanliness, safety, and compliance with fire prevention regulations. Supervise, train, and manage store and warehouse staff
