  • 1. Sales Operations and Target Achievements

  • Develop and implement effective sales strategies to ensure both individual and team sales targets are consistently achieved.

  • Carry out all sales-related activities, including identifying and approaching potential buyers and developers, presenting suitable properties to clients, coordinating all necessary arrangements for sales and purchases, preparing draft sale and purchase agreements, and assisting clients with payment plans, housing loans, and bank financing options.

  • Stay well-informed about all current sales and rental listings. Keep detailed records of each property’s features and specifications to effectively recommend suitable options that match clients’ needs and preferences.

  • Maintain up-to-date knowledge of real estate market trends, pricing, and buyer behavior. Analyze customer feedback and market demand and present regular reports and insights to management for strategic decision-making.

  • 2. Team Management and Coaching

  • Support, motivate, and lead the sales team to enhance performance, increase productivity, and achieve overall business goals.

  • Provide regular feedback, conduct coaching sessions, and organize necessary training programs to strengthen team capabilities.

  • Develop Standard Operating Procedures (SOPs) for the team to ensure consistency and efficiency in all sales operations.

  • Continuously update and improve SOPs when needed, and ensure all team members comply with and follow established guidelines.

  • 3. Client Engagement

  • Build and maintain strong, long-term relationships with clients by providing professional advice and ensuring smooth, end-to-end transaction processes.

  • Handle client needs, inquiries, and complaints promptly and effectively with a professional and solution-oriented approach.

  • Ensure client satisfaction and maintain a high level of service quality throughout the sales process.

  • 4. Coordination and Communication

  • Collaborate closely with the Marketing Team to organize property exhibitions, open houses, and promotional events to generate leads and promote available properties.

  • Represent the company at property fairs and events to engage with developers and potential buyers, enhancing brand visibility and awareness.

  • Track event performance, lead generation outcomes, and follow-up actions to measure and improve sales effectiveness.

  • 5. Documentation and Record-Keeping

  • Maintain proper filing and organization of all departmental documents, including client inquiry records, visit logs, and property feedback forms.

  • Ensure that all data and records are accurately entered and updated using Google Sheets, CRM systems, or other designated platforms.

  • Maintain confidentiality and accuracy in all documentation and data handling.

  • 6. Reporting and Administrative Duties

  • Prepare and submit regular reports including sales performance reports, client feedback summaries, and market update reports to management.

  • Perform additional tasks or responsibilities assigned by management as required.

  • Ensure all reporting is accurate, timely, and aligned with company standards.

  • Bachelor’s degree in Business, Marketing, Real Estate, or related field.

  • Minimum 5–8 years of experience in real estate sales, with at least 2–3 years in a managerial role.

  • Strong knowledge of local property markets, legal procedures, and real estate regulations.

  • Proven track record of achieving sales targets and managing a successful sales team.

  • Excellent leadership, communication, and negotiation skills.

  • Proficiency in CRM tools and Microsoft Office Suite.

  • High level of integrity, professionalism, and customer focus.
