Job Purpose

To coordinate all architectural site activities while managing quantity surveying, subcontractor coordination, progress monitoring, material control, and quality assurance to ensure architectural works are completed according to project schedule, budget, specifications, and quality standards.

Key Responsibilities
1. Site Coordination
Coordinate all architectural finishing works with contractors and consultants.
Monitor daily construction activities and ensure work complies with approved drawings.
Coordinate between Architectural, Structural, MEP, and Project teams.
Attend site coordination meetings and prepare meeting minutes.
Resolve site issues and coordinate design clarifications.
2. Quantity Surveying & Cost Control
Prepare quantity take-offs from approved drawings.
Verify subcontractor work quantities and progress claims.
Prepare Bills of Quantities (BOQ) and material quantity calculations.
Monitor project cost against budget.
Review variation orders and additional work claims.
Assist in tender evaluation and subcontractor selection.
Maintain records of quantities, variations, and cost reports.
3. Progress Monitoring
Monitor weekly and monthly construction progress.
Prepare progress reports and productivity analysis.
Identify delays and recommend corrective actions.
Coordinate site inspections before work handover.
4. Material Coordination
Review material specifications and shop drawings.
Coordinate material procurement with Procurement Department.
Monitor delivery schedules.
Verify delivered materials comply with approved specifications.
Track material consumption and minimize wastage.
5. Quality Control
Ensure architectural finishes meet project specifications.
Coordinate inspections with consultants.
Monitor defect rectification.
Ensure compliance with QA/QC procedures.
6. Documentation
Maintain architectural drawing revisions.
Prepare daily, weekly, and monthly reports.
Keep records of RFIs, site instructions, NCRs, and variation orders.
Prepare handover documentation.
7. HSE Compliance
Ensure architectural activities comply with site safety regulations.
Coordinate with the Safety Officer during inspections.
Report unsafe conditions immediately.

Qualifications
Bachelor's Degree or Diploma in Architecture, Construction Management, Quantity Surveying, or related discipline.
Professional certifications are an advantage.
Experience
Minimum 5 years in architectural site supervision, architectural QS, or project coordination.
Experience in high-rise buildings, mixed-use developments, hotels, condominiums, or commercial projects.
Experience with finishing works and fit-out projects is preferred.
