This role ensures that maintenance and cleaning services are delivered efficiently and coordinates with vendors and service providers to maintain high operational standards. Responsibilities & Authorities Supervise facility operations, including building cleanliness and maintenance (HVAC, electrical, plumbing, fire safety systems, and elevators). Conduct regular inspections to ensure compliance with safety, health, and quality standards. Ensure that preventive maintenance schedules are properly implemented and followed. Oversee outsourced service providers (e.g., elevator servicing, sewage and waste management). Assist in preparing the operational budget and monitor expenses. Monitor utility consumption and propose cost-saving measures. Address operational complaints and service requests promptly and professionally. Communicate any planned maintenance activities or service disruptions to tenants in advance. Maintain accurate documentation of safety procedures, permits, and inspection reports. Keep detailed records of building activities, incidents, and maintenance logs. Submit regular reports to the FM Operation Manager regarding building performance, issues, and improvement plans. Assign duty rosters and manage OT and leave schedules for cleaning, maintenance, and gardening teams. Ensure timely and accurate reporting of attendance, OT, and leave records to the HR team. Manage inventory levels and coordinate timely delivery of supplies to ensure uninterrupted operations.
