Schedule and oversee routine maintenance, repairs, and upkeep of the property's engineering systems and facilities. Implement and manage a work order tracking system, ensuring efficient assignment and completion of maintenance tasks. Monitor, track, and order necessary supplies, materials, and equipment for engineering and maintenance tasks. Maintain accurate records of all property maintenance, repairs, equipment logs, tenant files, and vendor information. Assist in the preparation of operating budgets and CAM (Common Area Maintenance) reconciliations, and process invoices. Coordinate with external contractors and vendors for repairs, services, and supplies, including managing certificates and contracts. Act as a point of contact for tenant service requests and facilitate communication between tenants, property staff, and engineering teams. Perform general administrative duties such as answering calls, managing correspondence, preparing reports, and assisting with presentations. Conduct property walks and inspections to ensure safety standards are met and the property is well-maintained.
