Perform preventive and corrective maintenance for mechanical, electrical, HVAC, plumbing, and fire protection systems. Carry out hands-on repair, installation, and servicing of equipment and systems when required. Monitor and inspect equipment and systems to ensure compliance with safety and operational standards. Respond promptly to maintenance requests and troubleshoot system issues. Maintain accurate maintenance logs, reports, and records. Coordinate with contractors, suppliers, and service providers for repairs and upgrades. Support energy-saving initiatives and recommend improvements to increase efficiency. Ensure all work is carried out in compliance with building codes, safety regulations, and company policies. Assist in planning and executing periodic shutdowns and overhauls.
Welcoming or Directing guests and answering tenants needs. Complying with procedures, rules and regulations on keeping a safe and clean area. Answering the telephone; taking and relaying messages; providing information to callers. Carry out other administrative duties such as copying, scanning, printing and faxing. Handle incoming, outgoing calls, fax & business correspondence. Handle the customer inquiry and complaints Assist the tenants with required things & keep the working area neat & tidy. Inform the security & cleaning team to make sure the office tower safe & clean. Record daily complaints & report to team leader. Perform other duties instructed by team leader as required
Prepare detailed cost estimates, budgets, and bills of quantities for MEP systems based on drawings and specifications. Conduct quantity take-offs and measurements for mechanical, electrical, and plumbing works to support procurement and tender processes. Monitor and control MEP costs throughout the project lifecycle, identifying variances and proposing cost-saving measures. Collaborate with project managers, engineers, and contractors to ensure accurate pricing and compliance with contract terms. Prepare financial reports, cost forecasts, and variation assessments related to MEP works for management review.
Prepare detailed quantity take-offs and cost estimates for civil engineering projects. Collaborate with the procurement department to review vendor quotations, assist in cost analysis, and ensure timely ordering of materials and services. Prepare detailed comparisons and proposals, and obtain approval from the Board of Directors (BOD). Possess excellent knowledge of the local market, including suppliers, contractors, and consultants, to support informed decision-making. Review and negotiate contracts with consultants, contractors, and suppliers. Monitor project progress and perform cost control analysis to identify variances and recommend corrective actions. Prepare interim and final payment applications, including valuation of completed works. Coordinate with project managers, engineers, and other stakeholders to ensure accurate cost reporting and project delivery. Maintain up-to-date records of all project cost documentation and contracts.
