Key Responsibilities CAD & Building Drawings – Maintain and interpret architectural CAD drawings, floor plans, and base-building layouts for all leasable areas. Tenant Handover / Sign-In – Inspect and document the condition of premises before handover, including photographs, existing defects, and remarks on the condition provided to the tenant. Tenant Fit-Out Review – Review tenant layouts, CAD drawings, renderings, finishes, partitions, ceilings, signage, and other proposed interior modifications. Engineering Coordination – Coordinate with Engineering for modifications involving electrical, HVAC, plumbing, smoke detectors, sprinklers, fire-fighting systems, and other MEP systems. Fit-Out Approval & Monitoring – Approve interior-design elements, maintain approved drawings, and inspect works to ensure tenant construction follows the approved design. Fit-Out Completion – Conduct final inspections, prepare defect/punch lists, obtain as-built CAD drawings, and document the completed condition. Tenant Exit / Sign-Out – Inspect the premises upon lease termination and compare the returned condition against the original handover condition and approved modifications. Reinstatement Control – Identify alterations, damage, or installations that must be removed or restored by the tenant at their cost and verify completion of reinstatement works. Documentation & Records – Maintain complete tenant records including Sign-In Condition Report → Approved Fit-Out → As-Built Drawings → Sign-Out Condition Report, with supporting photographs and remarks.
