Lean Team Management & Recruitment Strategic Staffing: Execute a "lean" hiring strategy, focusing on high-quality, multi-skilled staff for the Office Tower and Retail management. Onboarding: Manage the full lifecycle of employees, from professional recruitment and background checks to sophisticated orientation programs. Performance Culture: Implement a KPI-based performance review system that rewards efficiency and asset value growth. 2. Hotel HR Liaison & Compliance Audit Payroll Oversight: Assist the Financial Controller in auditing the Hotel Operator’s payroll data to ensure accuracy and alignment with the approved budget. Compliance Monitoring: Regularly review the Hotel’s HR practices to ensure they are in strict accordance with the Myanmar Labor Law, social security requirements, and internal ownership standards. SLA Accountability: Monitor the performance and welfare of outsourced staff (Security and Housekeeping) to ensure service level agreements are met without unnecessary headcount inflation. 3. Policy Development & Industrial Relations Policy Modernization: Update and maintain the Employee Handbook to reflect modern workplace standards and the company’s new corporate identity. Employee Relations: Serve as the primary point of contact for staff grievances, ensuring a fair and transparent resolution process that protects the company’s reputation. Statutory Compliance: Manage all filings for the Social Security Board (SSB) and ensure all employment contracts are duly registered with relevant Township Labor Offices. 4. Job Summary: The Company owns a prime mixed-use development comprising a high-standard Office Tower, which is self-managed by the Asset Owner. We are seeking a proactive and results-driven Leasing Manager to lead the commercial strategy. The primary objective of this role is to maximize occupancy rates and rental yield for the Office Tower and Retail spaces. This is a sales role requiring active market engagement, not a passive administrative position. Key Responsibilities: 1. Strategic Leasing & Tenant Acquisition Business Development: Proactively identify and target potential tenants (MNCs, local conglomerates, embassies) to fill vacant office spaces. Agent Management: Build and maintain strong relationships with Yangon’s top real estate agencies and brokers to ensure our property is prioritized in their listings. Site Inspections: Conduct professional viewing tours for prospective tenants, effectively showcasing the building’s facilities, safety features, and proximity to the Hotel services. 2. Lease Negotiation & Administration Commercial Negotiation: Lead negotiations on rental rates, lease terms, and fit-out periods to secure the best possible financial outcome while remaining competitive in the market. Contract Management: Draft and review Letters of Offer (LOI) and Lease Agreements in coordination with the legal team. Renewals: Manage the lease expiry schedule. Proactively engage existing tenants 6 months prior to expiry to negotiate renewals and minimize vacancy periods. 3. Tenant Relations & Operations Coordination Account Management: Serve as the primary point of contact for key office tenants, addressing commercial concerns and ensuring high tenant retention. Internal Collaboration: Work closely with the Building Manager to ensure tenant fit-out works are conducted safely and according to building guidelines. Billing Support: Advise the Financial Controller and administrative team on billing schedules, service charge adjustments, and deposit collections to ensure accurate invoicing.
