ROLE PURPOSE

As a dedicated valuation team member of Centralized Valuation Team (CVT), the incumbent is to ensure the accuracy, reliability, and consistency of property valuations that will be used in credit decision-making, by reviewing Yoma Bank External Assessors’ Reports, benchmarking with internal and market data, and recommending a fair and supportable valuation in line with Yoma Bank’s policies, regulatory guidelines, and market conditions.

 

KEY RESPONSIBILITIES

  • Once assigned a case as a Case-Owner, review the title document, check the customer profile, assign a suitable External Assessor to conduct site visit for valuation assessment.
  • Arrange and coordinate between stakeholders: Requestor (Relationship Manager/Branch), External Assessor and related Branch Team until the complete documentation, title-review, site visit and assessor report are completed in stipulated time-frame.
  • Scheduling the time-frame of valuation from being assigned a case, assign suitable assessor timely, inquiry from internal and external data sources until the recommended valuation is formally reverted back to business.
  • Verify the Title document and actual property address and highlight if title-related or discrepency between Form 105/106 and Physical Property Compound is dected. 
  • Check completeness and accuracy of valuation reports submitted by external assessors.
  • Ensure reports follow Yoma Bank’s documentation standards and basic valuation principles.
  • Flag discrepancies or missing information for further review.
  • Gather property price data from public sources, real estate agents, social media and internal databases.
  • Maintain updated records and trends of land values, rental rates, and transaction benchmarks.
  • Report and document the Recommended Valuations.
  • Assist in compiling market comparable for valuation validation.
  • Assist in preparing valuation summaries and worksheets for credit team review.
  • Input assessor report and recommended valuation data into internal database.
  • Support the Assistant Manager/ Team-Lead in preparing recommendations for final valuation.
  • Maintain records of approved external assessors and valuation reports.
  • Ensure compliance with internal policies and CBM (Central Bank of Myanmar) guidelines.
  • Support audit and regulatory reviews with required documentation.

QUALIFICATIONS REQUIRED 

Knowledge & Skills                  

  • Familiarity with credit risk and loan documentation is a plus.
  • Good reporting and analytical skills, attention to details.
  • Proficient in Microsoft Office (Email, Excel, Word and Power Point)
  • Understanding of Title Documents, Title Transfer processes, Government/ Regulator Policy and Guidelines.
  • Good understanding of property valuation methods and market trends.
  • Strong knowledge of Myanmar’s property market and valuation methodologies, costing of buildings made of different materials.
  • Familiarity with valuation standards such as IVS, IFRS 13, and Central Bank regulations is a plus.
  • Analytical skills with attention to detail and accuracy.
  • Proficiency in Microsoft Excel, Word, basic Data Analysis and Database tools
  • Strong integrity, professionalism, and ability to manage sensitive information confidentially.

Education & Special Training   

  • Bachelor’s degree in Business, Finance, Accounting, Civil Engineering, Real Estate, or related field.
  • Certified Training of AML/CFT, Real Estate from professional Real Estate Association in Myanmar is desirable.

Experience

  • 4 to 6 years of working experience with a minimum of 3 years of working experience in the Banking and Finance Industry perferably with Core Banking systems, in property valuation, real estate market analysis, or a related field.
  • Good working experience in Real Estate field.

Languages

  • Excellent communication in Burmese.
  • Good English and Burmese writing skill.
