Position Summary:

Kaung Myanmar Aung Real Estate is looking for Head of  Contracts & Legal.

The position will be responsibilities for  legal matters of the real estate business, Legal Documentation, Notices, letter & agreement, and contracts. As a Head of Contracts & Legal ,  advise and assist in property transactions , managing and mitigating legal risk and managing third parties in a time effective manner.

 

Core responsibilities:

  • To handle legal matters of the real estate business  including Legal Documentation, Notices, letter & agreement, and contracts
  • To ensure legal due diligence during land / Property acquisition, particularly Title investigation & Local legislation
  • To review the final agreements from a business, Legal Documentation, Notices, letter & agreement and diligence for all risk mitigation strategies/options investigation & Local relevant development of the Company to changes to laws governing urban and rural land legal perspective and ensure minimal risks to the organization
  • To support the Sales & Marketing  team in the sale deed preparations, agreements, drafting of all contract-related documents from a legal perspective and other functions on compliance matters both at the corporate level and at efficient coordination with the business partners on all issues of interpretation of laws with respect to construction, real estate and of legal, regulatory & statutory requirements for commercial registrations, etc.
  • To  strategize and advise the business team and lawyers on potential disputes, disputes and/or litigations including those related to vendors, customers, real estate/stamp duty matters
  • To advise on high value and complex arbitration and litigation in the real estate  and construction sectors
  • To  focus on all real estate transactions including  the preparation contracts and review of documents, the negotiation of terms and conditions, and the transference of titles.
  • To interpret and render advice on laws and regulations that pertain to real property, including housing law, commercial and residential property development projects, real estate financing and leasing, Real Estate Investment Trusts, land sales, title issues and searches, escrow arrangements, property management, rights of way, and lease disputes.
  • To supervise and prepare legal instruments including contracts for purchase and sale, deeds, leases, licenses, permits, releases, settlements, letter agreements, and affidavits, and to review similar documents prepared by others.

Job Requirements

Educational Qualifications/ Experience required:

  • Bachelor of Laws / Business Laws or other related degree

Skills and Knowledge required:

  • 5- 10 years hand- on experiences in real estate or investment management industry
  • Excellent time management and organizational skills
  • Strong analytical and verbal/written communication skills
  • Good analytical skills, communication & interpersonal skill
  • Leadership, team building, negotiation, decision making, problem solving, presentation and organizing skills are necessary
  • Ability to respond effectively to sensitive issues
  • Able to Travel with short notice
