Job Description The Office Quantity Surveyor is responsible for managing all cost-related aspects of construction projects from the office. This includes cost estimation, budgeting, tendering, contract administration, and cost control to ensure projects are completed within budget while maintaining quality and compliance. Key Responsibilities Prepare accurate Bills of Quantities (BOQ) for materials and labor, and compile tender documents for all types of projects, including Building Structural Works, Architectural Works, and Infrastructure Works. Review and verify material requisitions against the approved BOQ, project budget, and scope of work. Prepare contract drafts, evaluate quotations, negotiate with suppliers and subcontractors, and prepare comparison statements. Analyze Variation Order (VO) claims and calculate the corresponding cost impacts. Measure actual site work progress and monitor actual material consumption in coordination with site teams. Prepare progress claim summaries and payment certificates for contract works and machinery usage, and submit them to the relevant senior personnel for review and approval.
Drafting & Documentation: Develop detailed architectural floor plans, elevations, sections, and 3D models based on designer sketches and specifications. Design Integration: Perform "overlays" between Architectural and Structural drawings to ensure seamless integration and identify potential design clashes before construction. Site-Specific Planning: Create shop drawings for the site team to clarify complex details and resolve immediate construction hurdles. Site Measurements & Audits: Conduct regular site visits to take precise field measurements, ensuring that "as-built" conditions match the design records. Revision Management: Swiftly modify drawings based on feedback from the site team, project changes, or updated client requirements. Coordination: Coordinate with the Site Team, QS, and Marketing to ensure the design intent is clearly understood and accurately represented in all project phases. Document Control: Maintain detailed records of drafts, revisions, and project files.
