General Purpose of the Position -
 The Centre Manager is responsible for the overall management, direction and coordination of all Centre operations and strategy.
 The Centre Manager will be in charge of an entire Shopping Centre and will be responsible for the top line growth and Centre profitability, people management and development, and enhancement of the Centre’s brand image and position in the market

Principal Accountabilities -

 To manage the Centre and its staff in accordance with parameters of and under direction set by Management
 To develop and implement procedures for the effective management of Centre’s Staff
 To coordinate with Marketing Department for the preparation of promotion and events
 Check monthly incomes and expenses identify differences with budget and report to Management
 Drive profitability by creating additional value for retailers and customers; making the Shopping Centre the retail destination of choice with a fun, pleasing and convenient shopping and hospitality experience.
 Develop strong partnerships with retail tenants and shoppers to improve performance, drive profitability and grow customer loyalty and retention.
 Lead and develop a large team and multiple departments; keeping them motivated and ensuring a high performance culture.
 Create an engaging environment for customers with creative amenities and programs to meet the changing demands of today’s customers.
 Make sound commercial decisions that will drive the highest results.
 Demonstrate and promote a ‘Service Mindset’ culture and ensure customer complaints are resolved in a timely and effective manner by relevant teams.
 Collaborate effectively with the Head Office Department Teams for operational matters; tenancy extensions; and for the setting and execution of the Centre’s marketing, growth and enhancement plans.
 Conduct regular site patrols; identifying Health and Safety, cleaning, maintenance and security issues.
 Be aware of and report relevant competitor information and shopper trends to the senior management to maximize on growth opportunities and overcome potential business pressures.
 Prepare and maintain accurate and timely financial and statistical records
 Review lease expiration dates and utilize Re-Certification/Renewal Process Checklist to deliver notices, which allows adequate time to schedule an appointment with the tenant to review and sign the new lease
 Review leasing activity along with occupancy and make recommendations for specials, promotions and / or advertising that may be needed to generate leasing activity and increases occupancy.

Job Requirements

Education / Qualifications
 Bachelor’s degree (E)
 Business Administration degree (D)

Knowledge
 Excellent commercial awareness and retail knowledge (E)
 Working knowledge of safety, firefighting and first aid procedures (E)

Experience
 Minimum three years’ experience in a senior management role; leading and managing multiple teams in a shopping Centre or retail mall (E) or other service industry
 Customer facing or sales or marketing experience in the hospitality or service or similar industry (D) (E)

Skills and personal qualities
 Inspirational and innovative leader with an entrepreneurial spirit and ability to motivate others (E)
 Ability to plan and priorities workloads, and delegate accordingly (E)
 Strong customer orientation and attention to detail (E)
 Strong financial acumen to prepare annual budgets, review monthly P&L statements and assist with collection of receivables as needed (E)
 Proficient in the use of Microsoft applications, Email and the internet (E)
 Able to speak and write English and Myanmar fluently (E)
 Able to communicate effectively with internal staff, tenants, shoppers and external agencies including relevant government departments (E)
 Computer literate with a working knowledge of Word and Excel, and preferably QuickBooks, although training in this area will be provided if necessary
 Skillful complaints handling (tenants and shoppers)
 Monitoring the validity of all tenant’s contract
 Perform other activities as directed by management
 Leading the weekly Centre meeting and preparing for Monthly to management report
 Handling daily ad hoc responsibilities
 Confident, self- motivated, innovative and capable to work under pressure
 Good team leadership skill with the ability to develop and support all members of the team
 Able to prioritize work and demands
 Able to work collaboratively
 Understanding of financial budgets
 Able to work flexible hours if necessary
