Job Description

An Exciting Opportunity for ...

The Project Director will be responsible for the overall planning, execution, quality, cost, timeline, and performance of assigned projects. This role will provide strong leadership to project teams and work closely with internal departments, consultants, contractors, and other stakeholders to ensure projects are completed successfully.

Key Responsibilities

1. Project Leadership & Management

  • Lead and oversee the full project lifecycle from planning to completion and handover.
  • Develop and implement project strategies, plans, schedules, and priorities.
  • Ensure projects are delivered on time, within budget, and according to approved quality standards.
  • Monitor overall project progress and take necessary action to solve delays or issues.
  • Provide regular project updates and reports to Executive Management.

2. Planning & Coordination

  • Coordinate with Design, Engineering, QS, Procurement, Sales & Marketing, Finance, HR, and other relevant departments.
  • Work closely with architects, consultants, contractors, and suppliers.
  • Review project plans, drawings, specifications, and technical requirements.
  • Ensure effective communication and coordination among all project stakeholders.

3. Cost & Budget Control

  • Oversee project budgets, costs, cash flow, and resource requirements.
  • Monitor project expenses and identify opportunities for cost control and improvement.
  • Review major variations, claims, contracts, and project-related financial matters.
  • Ensure proper use of project resources and minimize unnecessary costs.

4. Construction & Quality Management

  • Ensure construction activities comply with approved drawings, specifications, quality standards, and regulations.
  • Monitor project quality, safety, and site performance.
  • Ensure project teams follow company policies, procedures, and project requirements.
  • Identify risks and implement appropriate solutions to minimize project impact.

5. Team Leadership

  • Lead, guide, and develop Project Managers, Engineers, Architects, QS, Site Teams, and other project employees.
  • Set clear goals, responsibilities, and performance expectations.
  • Conduct regular project meetings and follow up on action plans.
  • Support the development of a high-performing and collaborative project team.

6. Stakeholder Management

  • Build and maintain effective relationships with internal and external stakeholders.
  • Represent the company in meetings with consultants, contractors, government authorities, and other relevant parties when required.
  • Manage stakeholder expectations and resolve major project-related issues professionally.

7. Risk Management & Reporting

  • Identify project risks related to cost, timeline, quality, safety, and resources.
  • Develop and implement mitigation plans for key project risks.
  • Prepare and present regular project reports, including progress, budget, risks, challenges, and key decisions required.
  • Escalate critical issues to Executive Management in a timely manner.

Job Requirements

  • Bachelor's Degree in Civil Engineering (B.E. Civil) or Architecture (B.Arch).
  • A Master's Degree or professional certification in Project Management is an advantage.
  • Minimum 10–15 years of experience in construction, property development, or project management.
  • At least 5 years of experience in a senior management or leadership role.
  • Strong hands-on experience in real estate development, construction, and project management.
  • Strong experience in managing large-scale residential, commercial, or mixed-use development projects.
  • Strong knowledge of construction management, project planning, budgeting, contracts, quality control, and project delivery.
  • Strong leadership, communication, negotiation, and stakeholder management skills.
  • Good command of English and Myanmar languages.
  • Proficient in MS Office and relevant project management software.
