Job Title: Project Manager

Department: Project Management / Operations

Reports To: Project Director

Location: Myanmar (Site-based / Regional Projects)

Position Overview

We are seeking an experienced, proactive, and result-oriented Project Manager to lead and execute high-standard construction and interior decoration projects. Reporting directly to the Project Director, the Project Manager will oversee end-to-end project control, site master planning, authority approvals, budget management, HSSE compliance, and team leadership.

The ideal candidate must possess strong technical expertise in both wooden and steel structures, proven experience managing projects in coastal/regional locations (e.g., Ngapali, Bagan), and a solid track record in office fit-out and luxury interior decoration works.

Key Responsibilities & Accountabilities

1. Project Planning & Master Scheduling

  • Develop and execute phase-detailed site master plans to ensure all milestones align with the established project timeline.

  • Foresee potential site, logistical, and regional challenges—particularly in coastal or heritage zones—and implement proactive mitigation strategies.

2. Financial Management & Progress Control

  • Manage budget planning, client claim submissions, and progress payment schedules aligned with client requirements and project nature.

  • Review contractor payment applications and manage project cash flow effectively.

  • Continuously monitor and control project cost, progress, quality compliance, and productivity.

3. Authority Approvals & Documentation

  • Plan, prepare, and manage all necessary documentation for local authority submissions and statutory approvals.

  • Ensure strict adherence to local building codes, safety rules, and environmental regulations.

4. Technical Execution & Quality Assurance

  • Review, assist, and approve Method Statements and Risk Assessments (RAMS) to ensure proper execution on site.

  • Ensure high quality standards are strictly maintained across both structural works (wooden and steel structures) and fine interior decoration/fit-out works.

5. Team Leadership & Site Supervision

  • Provide clear instructions, guidance, and daily direction to on-site engineering and operations staff to meet project targets efficiently.

  • Foster a productive, safety-conscious, and accountable site work culture.

6. Health, Safety, Security & Environment (HSSE)

  • Direct, manage, and enforce all HSSE policies across the project site to maintain a zero-harm working environment.
