The Property Manager is responsible for the overall management, operation, and profitability of a property or portfolio of properties. This includes overseeing building maintenance, tenant relations, rent collection, vendor management, budgeting, and ensuring the property complies with all regulations and standards.

Key Responsibilities:

  • Manage day-to-day operations of the property, including maintenance, security, cleaning, and landscaping.
  • Serve as the primary point of contact for tenants/occupants and address their concerns or complaints promptly and professionally.
  • Oversee lease administration including renewals, terminations, and new leases.
  • Monitor rent collections, follow up on arrears, and issue notices when necessary.
  • Prepare and manage annual operating budgets, financial reports, and forecasts.
  • Supervise service contractors and vendors for M&E systems, security, cleaning, pest control, etc.
  • Conduct regular inspections of the property to ensure safety, functionality, and cleanliness.
  • Ensure compliance with local property laws, health & safety standards, and building codes.
  • Coordinate with authorities for licenses, inspections, and statutory submissions.
  • Handle procurement of maintenance materials and services with cost-efficiency.
  • Assist in capital improvement projects and renovations.
  • Develop and implement tenant engagement initiatives to improve satisfaction and retention.

Job Requirements

Education & Qualifications:

  • Degree or Diploma in Property Management, Real Estate, Facilities Management, Business Administration, or related field.
  • Certifications in property or facility management (e.g., CPM, RPA, FMP, CCIM, or NEA licensing in some countries) are a plus.

Experience:

  • 3–5 years of experience in property or facilities management.
  • Prior experience in managing residential, commercial, or mixed-use developments.
  • Knowledge of tenancy agreements, leasing procedures, and building operations.

Skills and Competencies:

  • Strong leadership, communication, and interpersonal skills.
  • Knowledge of M&E systems, building maintenance, and vendor management.
  • Proficiency in property management software (e.g., Yardi, MRI, Building Engines).
  • Strong budgeting and financial analysis skills.
  • Good negotiation and conflict-resolution abilities.
  • Familiarity with local property laws, regulations, and safety standards.

Working Conditions:

  • Office-based, but regular site walk-throughs are required.
  • May involve occasional after-hours or weekend work to handle emergencies or special projects.
  • On-call availability for urgent issues (e.g., breakdowns, security breaches).
