The Business Development Manager will be responsible for identifying and converting new business opportunities across the real estate value chain—land acquisition leads, developer partnerships, leasing/sales mandates, corporate accounts, and strategic alliances. The role blends market intelligence, relationship management, commercial negotiation, and pipeline execution to achieve revenue and portfolio growth targets.
Key Responsibilities
Business Development & Deal Origination
Build and manage a robust pipeline of prospects (investors, landowners, corporate clients, developers, brokers, institutional partners).
Identify new opportunities in [land acquisition / project development / leasing / sales / investment / property management] aligned with business strategy.
Lead outreach, pitching, proposal development, and conversion of mandates and transactions.
Market Research & Strategy
Track market trends (pricing, absorption, supply pipeline, yields, competitor moves) and translate insights into actionable BD plans.
Identify priority micro-markets, asset classes, and customer segments; recommend go-to-market strategy and positioning.
Maintain a database of comparable transactions, market comps, and target accounts.
Client Relationship Management
Develop and maintain long-term relationships with key decision-makers (C-suite, asset managers, procurement, family offices).
Conduct client needs assessment and align solutions (leasing, sales, development, investment structuring).
Manage client communications, follow-ups, and stakeholder alignment throughout the deal cycle.
Commercial Proposals & Negotiation
Prepare tailored proposals, investment teasers, pitch decks, and commercial terms in collaboration with legal/finance/operations.
Support negotiation of LOIs, MOUs, agency agreements, leases, JV terms, and sales contracts.
Coordinate due diligence workflows and ensure timely closure with strong governance and documentation.
Partnerships & Channel Development
Build partnerships with brokers, channel partners, banks, consultants, contractors, and government/utility stakeholders (where relevant).
Develop referral programs and alliance frameworks to expand lead sources and improve conversion rates.
Represent the company at industry events, client meetings, and networking forums.
Performance Management & Reporting
Own BD targets: leads, meetings, proposals, conversion rate, revenue, and project pipeline value.
Maintain CRM discipline: accurate pipeline stages, forecasting, activity tracking, and reporting to management.
Provide weekly/monthly updates on pipeline, risks, wins/losses, and market intelligence.

Qualifications & Experience
Bachelor’s degree in Business, Marketing, Real Estate, Finance, or related field (MBA is an advantage).
5–10+ years of business development/sales experience in real estate (developer, brokerage, leasing, investment, or property services).
Proven track record of meeting revenue targets and closing deals (leasing mandates, sales transactions, JV partnerships, or corporate accounts).
Strong network within the local real estate ecosystem is highly preferred.
Skills & Competencies
Strong commercial acumen and negotiation skills; confident in structuring and closing deals.
Excellent presentation and proposal-writing capabilities; able to pitch to senior stakeholders.
Strong relationship management and consultative selling approach.
Analytical mindset with comfort interpreting market data and financial metrics (cap rates/yields, IRR concepts, lease economics).
Proficient with CRM tools and MS Office (Excel/PowerPoint); strong reporting discipline.
High integrity, resilience, and ability to work in a target-driven environment.
