Position Summary
SSS Development is seeking an experienced Project Manager – Luxury Villa Construction to lead the planning, execution, and successful delivery of high-end luxury residential villa projects. The successful candidate will oversee all project phases from pre-construction through final handover, ensuring projects are delivered on time, within budget, and to exceptional quality standards while maintaining excellent client satisfaction.
The ideal candidate has extensive experience managing luxury residential developments, premium finishing works, and coordinating multidisciplinary project teams. Similar luxury villa project manager roles emphasize end-to-end project delivery, stakeholder coordination, quality control, budget management, and successful client handover.
Key Responsibilities
Project Management
Lead luxury villa projects from planning through completion and handover.
Develop and manage detailed project schedules using MS Project or Primavera.
Monitor project milestones and ensure timely completion.
Coordinate all project stakeholders including consultants, architects, engineers, contractors, suppliers, and authorities.
Ensure project deliverables align with design intent and luxury brand standards.
Construction Management
Supervise site activities and monitor construction progress.
Ensure compliance with approved drawings, specifications, and construction standards.
Conduct regular site inspections and quality audits.
Resolve technical and construction issues proactively.
Monitor workmanship to ensure premium finishing quality.
Cost & Budget Control
Prepare and monitor project budgets.
Review contractor claims and payment certificates.
Manage project variations and change orders.
Identify opportunities for cost optimization without compromising quality.
Track project financial performance.
Contract Administration
Review and administer construction contracts.
Coordinate tender evaluations and contractor selection.
Manage subcontractor performance.
Ensure contractual compliance throughout the project lifecycle.
Quality, Safety & Compliance
Ensure compliance with Myanmar Building Codes and regulations.
Implement QA/QC procedures.
Promote workplace safety standards.
Ensure environmental compliance where applicable.
Client & Stakeholder Management
Serve as the primary project contact for clients.
Conduct progress meetings.
Prepare weekly and monthly project reports.
Manage client expectations professionally.
Deliver successful project handovers.
Team Leadership
Lead project engineers, quantity surveyors, architects, site supervisors, and consultants.
Foster teamwork and accountability.
Mentor junior project staff.
